Masking an odor never lasts. We remove the source material, clean every affected surface, then treat the air and the contents.
Odors we remove
- Sewage and category 3 water odors
- Smoke and protein odors
- Rodent and animal odors
- Mold and musty crawlspace odors
- Commercial and multi-unit odor issues
Air purification, disinfection and deodorization
Affected porous materials are removed, hard surfaces are cleaned and sealed where needed, and HEPA filtration runs while the space is treated. We verify by nose and by moisture reading before equipment comes out.
Persistent odors affect the comfort and usability of both residential and commercial properties. They also tend to return, because most quick fixes work on the air rather than on the materials holding the odor.
Our approach is to address odors at their source instead of covering them with fragrance or masking products. That means locating the affected materials, treating or removing them, and then treating the space.

How the process works
Rather than using perfume or masking agents, our odor work uses Catalytic Enzyme Technology. The objective is to neutralize the odor-causing compounds themselves and treat the materials where the odor remains.
Where appropriate, treatment is applied as an ultra-fine fog so it reaches surfaces and voids that wiping down a room does not.
Porous materials hold the odor
Odors penetrate fabrics, carpet, upholstery, porous building materials and other absorbent surfaces. Those materials keep releasing the odor back into the room long after the air has been freshened.
This is why source treatment is necessary. Treating only the surrounding air produces a result that lasts hours or days rather than permanently resolving the problem.
Protecting the property
Technicians take precautions around valuable and delicate items during treatment, including artwork, electronics, furnishings and personal property. Items that need to be moved, covered or handled separately are identified before work begins.
Frequently asked questions
- Why did the odor come back after cleaning?
- Usually because the source material was never treated. Carpet, pad, upholstery and porous building materials continue releasing odor after the air has been cleaned.
- Do you use fragrance to cover the smell?
- No. The goal is to neutralize odor-causing compounds at the source rather than mask them.
- Can odor work be done in an occupied commercial property?
- Often yes, depending on the space and the treatment required. Tell us how the property is used when you call and we will plan the work around it.

He went back and forth with our insurance company trying to get us more money. They wanted to pay us $14k initially for the hardwood floors to be sanded and stained. Tony…”
